How does asphalt shingle repair work?

We follow a clear sequence that handles immediate problems while checking for hidden issues underneath.
 
Step 1 → Protect the area
Tarps go down around the work zone to catch debris and protect landscaping. If we're working near entry points or over patios, we set up additional barriers so you can still use those spaces safely.
 
Step 2 → Stabilize active leaks
If there's water coming through right now, we stop it first with temporary patches or tarps secured to the roof. This prevents further interior damage while we prepare for the permanent fix.
 
Step 3 → Remove damaged materials
Out come the blown-off or cracked shingles, failed sealant, loose fasteners. We pull back the surrounding shingles carefully to avoid creating new damage while accessing the problem area.
 
Step 4 → Check the deck
Once the shingles are off, we can see the actual roof deck—the plywood or OSB boards that form your roof's structural surface. Soft spots, water stains, or visible rot mean the sheathing (another term for those boards) needs replacing before new shingles go on.
> Deck condition is the wildcard. We won't know what's under the shingles until we pull them up. Find soft spots or rot, we stop and show you. "Here's the problem, here's what we need to replace, here's the cost." Nothing moves until you approve.
This happens more often than most homeowners expect, especially on older roofs in Royal Oak or Sterling Heights where the original materials have been up there for decades.
 
Step 5 → Install per manufacturer standards
New underlayment (the protective barrier layer) if needed, properly integrated flashing, shingles fastened in the right zones with the correct number of nails. We center fasteners in the nail line and don't overdrive them—common mistakes that cause leaks or premature shingle failure. Sealant goes on flashing edges and around penetrations, not slathered everywhere as a substitute for proper installation.
